Southern Maine Industrial Market : 2026 Mid-Year Review

We are pleased to release our 2026 Southern Maine Industrial Market Mid-Year Review, offering a look at current trends shaping Maine’s industrial real estate market.

The report finds that while industrial vacancy has risen to its highest level since 2013, the market remains fundamentally healthy and is transitioning from a landlord-favored environment to a more balanced marketplace.

As of July 1, 2026, Southern Maine’s industrial vacancy rate stands at 4.77%, with approximately 1.75 million square feet of industrial space available for direct lease across a market totaling nearly 36.7 million square feet. The report tracks 1,075 industrial buildings throughout 17 communities in Southern Maine.

“The industrial market’s extraordinary run could not continue forever. We are now operating in a more balanced—and, in certain segments, tenant-favorable—environment. Whether vacancy stabilizes during the second half of 2026 or continues climbing will depend largely on business confidence, interest rates, construction costs and the broader economy,” said Justin Lamontagne, CCIM, SIOR, Partner and Designated Broker at The Dunham Group.

The review also notes that despite softer leasing conditions, demand for industrial properties for sale remains strong, particularly among owner-users seeking buildings under 30,000 square feet, where inventory continues to be limited.
