We are pleased to announce the release of our 2026 Southern Maine Industrial Market Survey, marking the 15th year of our report and a major milestone in Maine market research.
The 2026 Survey now tracks over 36 million square feet of industrial inventory across 17 Southern Maine communities, a dramatic expansion from the original 15 million square feet in six towns when the report debuted in 2011.
This year’s survey shows that after more than a decade of declining vacancy and strong landlord leverage, the market is beginning to rebalance. Overall Southern Maine industrial vacancy increased for the second consecutive year to 3.32%, with larger spaces spending more time on the market. Sub-regional performance varies significantly, reinforcing the importance of localized market knowledge.
